Portion of Vancouver Mall sold to Clackamas company for $27.6 million

A 121,000 square-foot parcel of the Vancouver Mall has been sold to an Oregon company for $27.6 million.

Allen Properties LLC, a Clackamas-based company, closed the sale on Wednesday, according to a news release from CPX, the Seattle-based commercial real estate brokerage that represented the seller.

The retail parcel was formerly owned by Rhino Holdings Vancouver LLC, an affiliate of the Nevada-based Rhino Investments. In January, the same company bought Mall 205 in Portland for $43.2 million.

The property included a Hobby Lobby, Sephora and Round 1 Entertainment, a bowling and arcade center. CPX said new tenants for the parcel will include a fitness center and a coffee shop.

Kevin Adatto, a managing partner with CPX, said the previous owners had sought to reposition the parcel, a “legacy big box retail property,” for alternative uses, in part by dividing a two-story anchor space formerly occupied by Sears into space for multiple tenants.
